{"id":10004,"date":"2011-08-14T20:08:23","date_gmt":"2011-08-14T20:08:23","guid":{"rendered":""},"modified":"2011-08-14T20:08:58","modified_gmt":"2011-08-14T20:08:58","slug":"As-Investors-Chinese-Turn-to-New-York-","status":"publish","type":"post","link":"https:\/\/asiancemagazine.com\/?p=10004","title":{"rendered":"As Investors, Chinese Turn to New York"},"content":{"rendered":"<p><strong>Pamela Liebman, president of the Corcoran Group, said her firm had fielded a \u201chuge\u201d increase in inquiries from wealthy Chinese looking for luxury residential properties<\/strong>, \u201csome in the $30-million-plus range.\u201d<\/p>\n<p>\u201cWe went from zero to 200 miles per hour in six months,\u201d she said. <strong>\u201cThis year, it\u2019s the biggest buzz word in real estate: \u2018Chinese.\u2019 <\/strong>\u201d<\/p>\n<p><strong>Xiaolan Shang<\/strong>, an agent with Prudential Douglas Elliman, said that five years ago, she had very few international clients. <strong>Now, about 90 percent of her client base is Chinese \u2014 and most pay in cash<\/strong>.<\/p>\n<p>\u201cI\u2019ve had people come to New York only for the weekend,\u201d Ms. Shang recalled. <strong>\u201cThey see the apartment, they make the offer and right away they fly back to China.\u201d<\/strong><\/p>\n<p>\u201cCash deal,\u201d she added. \u201cRight away.\u201d<\/p>\n<p><strong>Banks? who needs&#8217;em?<\/strong><br \/>\nMore and more cash deals are happening as the banks fiddle around with their higher requirements. No clueless paper pushing appraiser to get in the way either. Keep tightening those requirements banks and watch your profits evaporate.<\/p>\n<p>Those Chinese def. want condo studios. <strong>I tested marketed one of my apts late last year\/early this year and more than 50% of the buyers were Chinese.<\/strong> Totally not expecting it.
